Why Do I need Freeholder Insurance? 

A Freeholder can be either somebody who owns a building but has leased it out to a  third party, or a group of leaseholders who live in the same building and have joined together to purchase the Freehold of the building.

Therefore if you singularly or jointly own the land that a residential block of flats or apartments sits on then you need to take out Freeholder Insurance.  Even though you will have purchased the freehold of your building, the lease of your flat will remain in place, however you will be classed as a joint freeholder of the building.

As a freeholder you will be jointly responsible for insuring repairing and maintaining the property and any gardens that were included in the purchase of the Freehold.

Leasehold flats can be in purpose-built blocks, converted houses or above commercial or retail premises.
